Royal Imperial Group is an over thirty year old family
run and owned full service real estate firm. Our Chicago
based company has successfully developed numerous projects,
including office, residential, senior housing, healthcare
and mixed use. Royal Imperial Group handles all aspects
of development from site selection, acquisition, building
design, pricing, construction oversight, marketing,
tenant negotiations, management and property sale. Royal
Imperial Group has been involved in over $1.4 billion
of real estate transactions.
Royal Imperial Group has also been in the forefront
of the redevelopment of under utilized buildings, recognizing
the potential of buildings and entire neighborhoods
before the competition.
We have a long term view of the market and have held
properties for over thirty years. However, when an opportunity
presents itself to make a profit by moving quickly,
we do that as well.
An example of some of our capabilities can be illustrated
by reviewing our performance of the Sterling, a downtown
Chicago luxury highrise. Royal Imperial Group assembled
a one acre site of land in downtown Chicago on LaSalle
Street. Our development team went to work building a
fifty-story trophy tower with 389 luxury residences
a 610 car garage and 35,000 sq. ft. of retail space.
The retail space was leased to blue chip tenants such
as C.V.S. Pharmacy, (the largest pharmacy in the U.S.),
Starbucks Coffee and 7-Eleven, etc. The uniqueness of
this trophy project attracted significant unsolicited
offers and we entered into a contract for sale during
construction. We closed immediately after construction
was completed in early 2002. Our partner in this project
was a large international real estate investment fund
that realized an investment return in this project that
substantially exceeded their proforma. Royal Imperial
Group handled this project from site selection, financing,
architectural development, construction management,
through the final sale.
